If you’ve wandered through Langley, either on foot or by car, you’ve noticed that there are a number of excellent neighbourhoods where you might consider building your custom home. Each has a bit of a different personality. Some are quite sprawling and others are on the smallish side.

Fernridge, which is sometimes mentioned in the same sentence as its neighbour Brookwood, is an area certainly worth considering. Sometimes also spelled as two separate words, Fern Ridge, it was officially established in 1951 and much of the area was developed between the late 60s and the mid 1990s..

Located in the southwest portion of the township of Langley, the area is a pleasant mix of mostly residential and a little bit of commercial, and is located within close proximity of all necessary amenities, like schools, stores, and open space area for recreation. Parts of the region are yet to be developed for urban uses.

Why Fernridge?

Anyone building a custom home wants to invest in a space in a neighbourhood that is thriving and looking to the future. That’s true of Fernridge. As a matter of fact, there’s been a neighbourhood planning team in place there for more than a year, intent on carrying out the specifics of the Brookswood-Fernridge Community Plan. Adopted in 2017, this plan spells out the particulars of a long-term vision for sustainable growth and development, including policies related to community framework and character, land use, open space, the environment, mobility and transportation, and utilities and services.

A look at the demographics in Fernridge also shows a community of thriving young professionals and families, much as is the case in the rest of Langley. The median age of a Fernridge resident is about 44 years-old. Many of the couples and families that live there have fixed up older homes built in the 1960s and 1970s and about 88 percent of the homes in the Brookswood-Fernridge area are owner-occupied. That makes building your custom home there a good investment.

What’s nearby?

Though Fernridge is currently home to just one supermarket, a pub, and a few gas stations, the surrounding neighborhoods offer stores, doctor’s offices, banks, and all the other amenities needed for everyday living. However, the aforementioned community plan indicates that more of these things will pop up in Fernridge in the future.

The neighbourhood is also home to the Glenwood Elementary School, part of School District 35 Langley. Older children will travel to nearby neighbourhoods for middle and high school.

The neighbourhood of Fernridge is also close to Campbell Valley Park, a regional park that was formed from six historic farm plots, providing a plethora of recreational opportunities for residents. It includes the Langley Tree Farm as well as Camp McLean scout camp, but also boasts plenty of amenities for everyday visitors including hiking, walking, and equestrian trails as well as picnic shelters. About 1 km of trail is set aside specifically for pedestrians and bicycles. A small pond and gazebo sit near the visitor center, which occasionally offers programs about the ecology of the park as well as its history. Look for the commerce fair in September, which brings out scores of local artisans and musicians for a fun two-day event.
